These rules have been approved to ensure comfort and privacy in the building. All residents must show consideration for other residents. Residents are also responsible for ensuring that their guests follow the rules.
The property is also subject to provisions in the Public Order Act and other legislation.
By law, every move-in (and move-out) must be reported to the magistrate and the property management agency’s customer service department.
The outer doors to common areas are kept locked between 9 p.m. and 6 a.m. Please ensure that the doors are locked when you pass through them. Unnecessary loitering and smoking in these areas is prohibited. Walkways and courtyards must be kept clean and clear. Parking on emergency routes is strictly prohibited. For fire safety reasons, objects may only be stored in designated areas. Prams, etc. may not be stored in stairwells. Signs, advertisements, antennas, etc. may only be installed with the company’s permission.
The laundry room is used according to the booking list. After use, the laundry room must be left clean and the power turned off. Carpets may not be washed in the machine. Remove your laundry from the drying room immediately after it has dried.
It is forbidden to wash pets or clothes in the sauna. Follow the sauna times, use the correct changing rooms and clean up after yourself.
Household waste and other rubbish must be placed in the bins in packaged form in accordance with the sorting instructions. Residents are responsible for disposing of other waste (e.g. furniture) themselves. Hazardous waste such as batteries and electronics must be taken to designated collection points.
Vehicles may only be parked in designated areas. Only residents may rent parking spaces. Scrap cars and car parts may not be left on site – this will result in the owner being liable for the costs.
Disruptive behaviour is prohibited between 10 p.m. and 7 a.m. Quiet hours must be respected. Disruptive noise should also be avoided during the day. Inform neighbours in advance of noisy renovations, which should be carried out on weekdays before 9 p.m.
The apartment should be treated with care. Report water leaks or other faults to the service company immediately.
Do not flush objects that could block the drains. Ventilation towards the stairwell is prohibited.
Only the storage room marked with the apartment number belongs to the apartment.
Carpets and bed linen may only be beaten in designated areas. It is permitted to air bed linen and dry small items of laundry. Balconies and terraces must be kept clean and free of snow.
Pets should be kept on a leash outside the apartment and must not disturb other residents. It is forbidden to walk animals in the courtyard, playgrounds or in their vicinity. It is also forbidden to feed birds, squirrels, etc.
Violations of the rules of conduct may result in liability for damages, loss of right of residence, or termination of the tenancy agreement.
