Most of our homes are state-funded by the Housing Finance and Development Centre of Finland (ARA). When selecting tenants, we follow ARA’s regulations, which are based on housing needs, wealth and income.

Pitkäkatu 43 is independently financed, meaning we are not subject to ARA restrictions.

Tenants are selected on the same basis as in our other ARA buildings, taking into account housing needs, wealth and income. In addition, the building is intended for seniors, i.e. to be eligible, you must be 65 years of age or older. There is no waiting list, and applications are valid for 3 months at a time.

Many factors affect how long the waiting time is for our housing, including housing needs and the type of housing you are looking for. We process applications received on a monthly basis, but can also make decisions faster if you have an urgent need. As a rule, we review the credit information of all applications via Suomen Asiakastieto Oy.

Credit problems are taken into account and an overall assessment of the situation is made, but as a rule, you can still obtain housing despite credit problems.

Before moving in, we require a security deposit equivalent to one month’s rent. The security deposit can be paid into our account or be in the form of a payment commitment from Kela or the Social Welfare Office. When moving out, the security deposit can be used to cover unpaid rent, cleaning, damage or lock replacement.

Our website already lists available properties and properties that will become available. Some of these may already be reserved or offered to previous applicants. We remove properties from our website once we have signed written contracts.

We allow pets in our properties. Please remember that you are personally responsible for your pet. The tenant is responsible for any damage caused by pets to the property or the building. You should also be considerate of your neighbours so that your pets do not disturb them unreasonably. The tenant undertakes to keep the property clean and free from odours. The tenant is responsible for any additional costs incurred as a result of the presence of pets.

All rental agreements drawn up after 2014 state that smoking is prohibited in the home. Smoking is allowed on the balcony/in the courtyard, but please note that smoking is prohibited at entrances. Please also note that you should have a container for cigarette butts; it is strictly prohibited to throw cigarette butts in the courtyard.

The rent is adjusted annually from the beginning of March. Information regarding any rent increases will be sent to the tenant two months before it takes effect.

The increases are based on the cost price principle, whereby the rent covers the maintenance and financing costs of the buildings.

If you need to change apartments within the company, this is considered an internal move. For an internal move, you must also fill out a housing application, stating the reason for the move and your income details.

The old apartment’s contract ends when the new one begins. The tenant is usually given two weeks to move out. This means that the tenant must return the keys to the old apartment no later than two weeks after receiving the keys to the new apartment, regardless of the date on which the contract ends/begins.

The landlord has the right to terminate the lease without notice if the tenant:

  • fails to pay the rent,
  • transfers the tenancy or the flat without permission,
  • uses the flat in breach of the agreement,
  • for living in a disruptive manner (including pets),
  • neglects the flat.

Upon termination, the tenant must immediately move out and return the flat. The flat must be cleaned in accordance with the Tenancy Act.
