Once we have found a new home for you, you will need to notify the authorities of your change of address, among other things. We have compiled a short checklist for you here.
Rental security
Before you can move, you must arrange a guarantee fee, equivalent to one month’s rent. The guarantee fee can be paid into the company’s account or be a payment commitment from the Social Insurance Institution of Finland (Kela) or the social services office. If you apply for a payment commitment, you must first apply for it from Kela. If your application is rejected by Kela, you can submit an application to the social welfare office if there are strong reasons for moving.
The lease
The lease agreement should always be signed before the keys are handed over. You can sign the lease agreement either electronically or at our office. To sign at our office, you will need proof of identity. Both the tenant and the housing company will receive a copy of the agreement. If you sign electronically, a copy will be sent to the tenant’s email address.
Rent payment
The rent and any additional fees (e.g. sauna and parking space fees) must be paid by the 5th or 15th of each month, depending on which due date you have chosen. In the event of an error or delay, please contact the property management agency’s customer service immediately. Interest on arrears in accordance with the Interest Act and a reminder fee will be charged. In the event of rent arrears, debt collection measures will be initiated.
Housing allowance
If you are entitled to housing allowance, you should submit your application to the Social Insurance Institution of Finland (Kela) as soon as the tenancy agreement has been signed. The housing allowance should be paid directly to the landlord.
Keys
The tenant will receive the keys once the lease agreement has been signed and the security deposit has been paid. As a rule, there are three keys for each apartment. If you need extra keys, please contact the property management agency’s customer service department.
All keys should be returned to the property management agency when moving out. By returning the keys to the property management agency, you will also receive confirmation of the correct number. No keys should be left in the apartment.
If a key is lost, the lock will be recoded at the tenant’s expense. The same number of keys as received must be returned. If not all keys are returned, the tenant will be charged for recoding the lock.
Relocation notification
A relocation notification is a statutory notification to the authorities. The address details you provide in the notification must correspond to your actual place of residence, which determines your municipality of residence. Everyone is required to submit a relocation notification each time they move. Up-to-date address details ensure that authorities and postal services can reach you at the correct address. Submit the notification no earlier than one month before the moving date and no later than one week after the move.
Submit your change of address notification online via the joint change of address notification service provided by Posti and the Digital and Population Data Services Agency (MDB). You will need your online banking codes or Posti’s authorisation code to identify yourself.
Electricity agreement
You must sign an electricity agreement yourself when you move into your new home.
You choose your own electricity company and can contact them by telephone or online.
Home insurance
The property’s comprehensive insurance does not cover movable property destroyed by fire or theft. Water damage to furniture is also not covered. Therefore, tenants are required to have home insurance. We require all tenants to have valid home insurance, as the property insurance only covers the building’s fixed structures. In addition to damage to personal property, home insurance also covers possible moving costs and costs for temporary accommodation.
Home insurance should always be supplemented with liability insurance that covers damage caused by the policyholder to another person. This is usually part of what is known as extended home insurance. Compensation is conditional on the policyholder’s liability for compensation arising from carelessness or negligence.
Parking spaces with heating element
You can reserve parking spaces when signing the lease agreement. You can also do this afterwards. You can book your parking space via the housing company’s housing portal https://kontuoy.fi/ or via our customer service.
A parking space with a heating pole costs €5 per month.
Our terraced houses have parking spaces included in the rent, but to use the heating element, you need to make a reservation and pay the fee.
The storage of scrap cars is prohibited, and they will be removed at the owner’s expense.
The storage of caravans or trailers requires the permission of the property manager.
Sauna times
You can reserve your sauna session when you sign the rental agreement. You can also do this afterwards. You can book your sauna session via the housing company’s accommodation portal https://kontuoy.fi/ or via our customer service.
The sauna fee is €10 per month and is paid monthly together with the rent.
